Introduction

Our first project will be developed in Umbria. Commonly known as “the green heart of Italy”, the region of Umbria is famous for its lush vegetation and for being a green paradise all year round. Located right at the center of Italy, Umbria shares a long border with Tuscany to the west and Marche to the east. The development is located only 30 min drive from Perugia International Airport, and 90 min. drive from Rome and Florence respectively.

The region offers a spectacular combination of art, nature and spirituality, along with ancient traditions that have endured throughout the centuries. Thousands of hectares of beautiful rolling hills dotted with century-old towns and villages, churches, culinary and natural experiences, make Umbria a tourist favorite.

The region’s cities such as ­Perugia, Assisi, Orvieto, Foligno, Spoleto, Spello, Bevagna and Montefalco, are treasure-troves of art and history. Assisi, a world-renown religious and spiritual center, is a UNESCO World Heritage site since 2000.

Elements of the development and descriptions

14-16 houses designed for full year residency – 240 m2, of which 45-60 m2 is built as a separate guesthouse, all with smaller private plunge pool – target selling group is professional people from high GDP countries, primary North Europe upper middle class. Each house has their own “green-house” for the production of organic vegetables for own consumption and overall food & beverage concept within the estate.
4 Villa Collina Corporate Sanctuaries – 280-300 m2 with 4 x double bedrooms – all with private pool and Spa – intended for companies with a more commercial purpose such as employee motivation, meetings and conference needs – Each containing private cellar, shared media/office facilities and large gourmet kitchen.
1 Boutique hotel consisting of 20 unique “guest units” 40-45 m2 with associated organic locally inspired restaurant, wine bar/sports bar, conference and meeting facilities for 100 people. The sports bar theme is cycling.
1 Wellness center with training facilities, pool, spa, sauna, health and beauty services and activities. The health club will cater for residents, guests and outside members. Outside members are by invitation only, limited and only casual membership restricting access to times when “not used”.
1 Winery/Cantina with associated wine and culinary tasting area, wine cellars, production and storage, also serve as the estate official reception. As part of the cantina will be 15 private cellars offered to residents and outside independent investors. Each cellar to contain a minimum capacity of 2500 bottles. A special purpose investment cellar will also be built.
1 Private residence consisting of house 250-280 m2 with pool and spa, independent guest houses 2 x 100 m2, with pool and spa.
1 Management compound consisting of separate office building 200 m2 with attached warehouse, showroom of 300-500 m2 and 1 management apartment of 140 m2 with roof terrasse.
1 Underground parking and storage facility with space for 20 shared electric cars and a small number of scooters, as well as 20 visitor cars and 2 buses (above ground). All full-year dwellings also have designated separately assigned outdoor parking.
On the top of the “residences” we will establish a number of guest and resident parking spaces doubling up as EV hotspots and solar roof construction.
North East of the property 1 Vision house containing 2 “Townhouses” in three levels of approximately 165 m2, each with private garage, terrasse and views to Mountains in the east and rolling hills to the west.
On the top south of the property there will be a creative complex consisting of 8 properties build into the landscape as “creative units”, of which two on top is 85 m2 with large terrasses and spa, 3 middle units of 150 m2 with small terrasses and no spa, and on the bottom 3 units of 120 m2 with one shared infinity pool. Common activity area will also be incorporated.
On the south of the property, we establish a car parking facility servicing both the creative units and the spa/health center for outside visitors – this will also provide additional car spaces for outside visitors to the Restaurant. The space to be covered by solar cell roof construction.
To the North of the management compound, in the tree line, we want to establish two “cellar houses” of approximately 260 m2, where the main feature is the elevator to the downstairs private wine cellar which opens up to views of the winery/cantina and valley – in addition to private infinity pool, seen when entering the house.
